There is no time like the present to experience the benefits of investing in real estate.  And seriously, there are many!  Today I want to take a snapshot picture of just a handful of the reasons you should invest in real estate.

If you have not figured it out yet, I am in LOVE with real estate investing.  It is the best, ladies.  I have had some interaction with it my entire life, since my mom was always a lady landlord and loved her mailbox money, honey.

But, it was not until I dug in and got my own hands dirty that it really started to sink in for me.  Now I want to pay it forward for you, too.  I may not have all of the pieces of real estate figured out, but that does not mean that the benefits change!

#1 Stability

Real estate is one of the most stable and certain markets in the world.  Seriously, y’all.  However, this is most true when playing the long game.  This is called the “buy and hold” strategy.  Now, that is not to say that real estate cannot be a great investment in the short term.  Of COURSE it can be!

But, that also usually means doing some version of a flip, where you buy the property at a lower price and then increase its value with some cleaning and rehab.  If that’s what you want to do, go for it!

Which leads me to reason #2….

#2 Flexibility

There are a million and one ways to invest in and be involved in real estate.  Like I said before, if you want to buy low, rehab, and flip for faster turnarounds, you can do that!  If you want to buy and hold for the long-term value increase, you can do that, too.  Or you can find some happy middle ground where you get the best of both worlds, which is my personal favorite.  This, I have found, is the power of lease options and why I teach them emphatically.

#3 Cash Flow

Since I mentioned lease options already, the key point to associate with it is cash flow.  Cash flow is simply having money left over each month after income comes in and expenses are paid.  This is where things get fun, y’all. 

When you get your deals flowing and the numbers right, eventually you make enough money “flowing” in each month to get you or your spouse out of that horrible 9-to-5 that you hate.

Or you have the additional money to pay off some debt.  Whatever you do with it is up to you, but cash flow is a beautiful part of the benefits of real estate investing.

#4 Passive Income

Now, I mentioned cash flow a second ago and passive income really goes side-by-side with it.  It is the idea that while you might need to do a bit of work upfront to find the deal, make the deal, and set up the rental situation or tenant buyers, in the end, you will have income coming in monthly that you do not have to “work” for each month.  That is called passive income.  It is powerful, ladies!

This is what brings the ultimate time freedom when you grow it to the level where you passively make the amount you need to live on each month.  But, instead of trading hours for dollars, you have made an investment and get to reap the dividends in life change!  YESSSSSSSS!!!

#5 You are in control of your LIFE

Ultimately, when you truly realize the benefits of investing in real estate, you grasp that doing so makes you the master of your destiny.  Okay, well maybe not entirely, but definitely a whole lot more than you are right now.  Just a few years of steady effort, property finding, and solid decision making can set you (and your kids!) up for decades to come!

The greatest benefit of investing in real estate is that YOU get to be in control of your life and future.

You get to make the decisions for where you put your time and money in a way to know exactly what you will get back from that choice.  And THAT is incredibly empowering for those who are willing to do it.

I could bore you with things like tax shelters, business deductions, and appreciating assets, but we all know that these are not the things that give us a reason to invest.

The whole reason we invest is that we want to change our current life situation and make it better!

And that is what is ENTIRELY possible with real estate.  It is an opportunity that continues to give back time and time again, but only to those who reach out and take it.
