How to Talk to Sellers about Owner Financing
When I first was trained as a new real estate investor my mentor taught me to ask all of my sellers three very clear and direct questions. These questions would help me to find out if they were even going to consider owner financing. They are:
- Is the house owned free and clear?
- Are you willing to take payments on the property?
- How soon do you want to close?
The problem is that when I first got started in real estate investing, a man taught me this technique to talk to sellers. So, when I started talking to sellers and introduced these questions in our conversation, I would hit wall after wall with the sellers. For some reason, when I mentioned these questions, the sellers would just shut down and the conversation ended.
It is no fun to have sellers run in the opposite direction when you mention owner financing.
Here is what I learned: ladies, we operate differently than men, and that is not a bad thing. So, we are going to navigate these questions a little differently than a man would because we are different.
Now, you probably know by now my heart and soul is invested in women helping women. It is ALLLLLL that She Buys It is about. It is everything to me. So, what I want to focus on right now is to help you learn this simple little mindset trick when you are getting ready to talk to sellers about owner financing.
When it comes to talking to sellers, your mindset matters.
Most of us struggle with confidence and believing that we are worthy of our dreams. And, I suspect that you are in the same boat. I know I sure was. As much as I am absolutely a go-getter and my personality will just push right through barriers in front of me, I still have had to do my fair share of navigating my mindset, too.
All too often, we women have this little 13-year-old self in our minds telling us that we are not good enough and not worthy. This little voice often holds us back, because we believe the lie that it is whispering over and over again. So, here’s the mindset shift I want you to practice. I want you to write in the comments: “I am a successful real estate investor NOW.”
I know. I know. This probably seems ridiculous to you, but that little voice in your mind wants to stop you from achieving your dreams. She wants to hold you back and get in the way, so you need to declare victory over your dreams NOW with conviction.
And, yes, you need to say that you are a real estate investor NOW, too.
If you leave off the “now” portion of that sentence that little voice will enjoy the suggestions of “sure, someday…not today, though” to keep you stringing yourself along. But, if you declare NOW for your dreams, not someday, you will tell that little voice that you mean business. That decided declaration will start you on your path NOW, which establishes it as true.
Until you make this decision for yourself, you won’t even be able to get this real estate investing going. So, set your feet on the path towards your success, which effectively decides that you WILL be successful and therefore ARE successful!
Decide it, declare it, and go get it!
